The project for the Donceles neighborhood focuses on recovering and strengthening its urban fabric through an inclusive and regenerative development strategy, using an "urban acupuncture" approach and initiatives of collective interest. This intervention aims to revitalize the area through targeted projects that improve quality of life and foster social cohesion. At the heart of this initiative are strategies that integrate environmental, social, and economic aspects to raise the living standards of its residents and promote a more productive, inclusive, and sustainable community.

Originally conceived as a working-class community, the Donceles neighborhood has faced urban isolation, both due to its proximity to major thoroughfares that border it and its location next to an affluent area. These factors have marginalized it, limiting its services and infrastructure. However, its strategic location, affordable prices, and unique architectural identity, largely a result of self-construction, make Donceles an ideal place to implement urban regeneration models.

This project, initiated by Juan Carral and his cousin Juan O'Gorman, and later developed in design by Víctor Ebergenyi, explores the possibilities of community regeneration through an urban acupuncture approach and a collective interest initiative that envisions the development of specific projects within the neighborhood. These interventions seek to reverse the processes that have diminished the quality of life in the neighborhood and transformed it into an isolated space.

The intervention strategy is based on urban acupuncture, identifying abandoned or underutilized lots as key locations for developing projects with significant social impact. This large-scale, repeatable model begins by selecting these spaces to generate an immediate "radius of action," where a social impact zone is collaboratively planned to deliver tangible benefits for the community. This intervention reduces polarization and prevents displacement, promoting the appropriation of public space and fostering a more integrated and fluid relationship with the urban environment.

Donceles has a distinctive architectural identity, with a self-built structure that reflects the adaptability and resilience of its residents. In this context, the project seeks to foster active community participation, creating public spaces that serve as meeting places and promoting development that transcends the boundaries of private property. Thus, Donceles is consolidating itself as a space for community gathering and collaboration.

  1. Social Inclusion and Appropriation of Public Space: The regeneration model seeks to make the boundary between private property less obvious and encourage residents' participation in new scenarios that will revitalize the neighborhood. The creation of meeting spaces and common areas reduces isolation and fosters a sense of belonging, allowing for natural interaction between Donceles and its surrounding areas.

  2. Long-Term Comprehensive Transformation: The urban acupuncture intervention is part of a comprehensive transformation strategy. By developing targeted projects on specific sites, orderly growth is generated that positively impacts the environment and the social and economic dynamics of Donceles, aiming for a definitive improvement in the living conditions of its inhabitants.

  3. Model of a Productive and Sustainable City: The Donceles Buildings project aims to consolidate a neighborhood that actively participates in an inclusive, productive, and sustainable city. With an approach that incorporates environmental, urban, and social aspects, the project promotes an urban space that enhances the quality of life and, at the same time, fosters a more cohesive and equitable city.

Through this urban regeneration strategy, the Donceles neighborhood is becoming a model of intervention that fosters social cohesion and the inclusive and sustainable revitalization of urban spaces. This project aims to consolidate an active and participatory community, with public spaces that encourage interaction and strengthen the social fabric, contributing a vision of orderly and sustainable growth for a more equitable and connected city.
