The LT3 Tower is a mixed-use building of approximately 15,000 m² located in Zona Esmeralda, Atizapán, conceived as an architectural piece capable of generating new relationships between the landscape, the city, and the emerging professional dynamics of the area. More than an isolated object, LT3 integrates itself as an active part of a transforming territory, acknowledging the natural character of the surroundings and responding to the growing demand for corporate, health, and wellness spaces within an evolving urban fabric.

The project unfolds across 11 levels, organized based on a precise analysis of the topography and traffic flows of the Chiluca–Zona Esmeralda corridor. The lower levels house optimized parking to reduce traffic congestion in the surrounding area. Above these are two commercial levels that create an active, accessible, and safe urban frontage. On the third level is a food service space designed as social infrastructure for the area, as workers currently lack suitable places to eat during their workday. This restaurant-dining area serves as a meeting point, reducing travel distances, improving the quality of work, and providing a service previously unavailable in the area.

The next seven levels form the heart of the building: offices and consulting rooms with flexible configurations that allow adaptation to different scales of operation. Each floor has been designed based on criteria of natural lighting, spatial clarity, and operational efficiency, maximizing the usable area and reducing energy consumption throughout the building's lifespan. Level 11 culminates the vertical experience with a unique high-ceiling restaurant, conceived as a social and corporate space that fosters economic and professional networks. This top level, along with the green roof, helps to mitigate the urban heat island effect, improves the microclimate, and adds elevated green spaces to the urban landscape.

From its inception, LT3 has adopted a regenerative vision: it interprets the site not as a mere physical location, but as a living system comprised of environmental, social, and economic dynamics. Following this logic, the building seeks to interact positively with its surroundings through strategies encompassing design, construction, and operation. In design, the building's orientation, the use of natural light, passive ventilation, and structural efficiency reduce energy demand and enhance interior comfort. In construction, the selection of durable, low-maintenance materials minimizes environmental impact and promotes the building's longevity, while the supply chain prioritizes responsible processes and local suppliers. In operation, the building generates direct benefits for the community: accessible commercial spaces, nearby medical and professional services, employment opportunities, more efficient mobility, and communal areas that strengthen the social fabric.

The building's understated, vertical envelope maximizes views of the wooded landscape, minimizes heat gain, and reinforces the contemporary aesthetic of the complex. The organization of cores, circulation areas, and services allows for clear and adaptable operation, capable of responding to the diverse occupancy patterns characteristic of Zona Esmeralda. Thus, medical offices, professional practices, and businesses can consolidate their operations in a well-located, efficient building, connected to the community and designed to evolve with its surroundings.

In this way, LT3 not only resolves a complex architectural program: it activates urban processes, boosts the local economy, reinforces the identity of Zona Esmeralda, and establishes a meaningful link between architecture, landscape, and community. It is a building that looks to the future, designed to provide value beyond its own form and contribute to a more balanced, responsible, and vital urban development for the region.
