The project for the Donceles neighborhood focuses on recovering and strengthening its urban fabric through an inclusive and regenerative development strategy, under an "urban acupuncture" scheme and initiatives of collective interest. This intervention aims to revitalize the area through specific projects that improve the quality of life and promote social cohesion. At the heart of this initiative are strategies that integrate environmental, social and economic aspects to improve the living conditions of its inhabitants and promote a more productive, inclusive and sustainable community.
Originally conceived as a working-class community, the Donceles neighborhood has faced urban isolation, both due to its proximity to high-traffic avenues that delimit it, and its proximity to a high-income area. These factors have relegated it, limiting its services and infrastructure. However, its strategic location, affordable prices and unique architectural identity, largely the result of self-construction, make Donceles an ideal place to implement urban regeneration models.
This project, initiated by Juan Carral and his cousin Juan O´Gorman, and later developed in design by Víctor Ebergenyi, explores the possibilities of community regeneration through an urban acupuncture scheme and a collective interest initiative that visualizes the development of specific projects in the colony. These interventions seek to reverse the processes that have diminished the quality of life in the colony and have turned it into an isolated space.
The intervention strategy is based on urban acupuncture, identifying abandoned or underused lots as key points for the development of projects with a significant social impact. This large-scale, repeatable model starts by selecting these spaces to generate an immediate "radius of action", where a social impact zone is jointly planned that seeks tangible benefits for the community. This intervention reduces polarization and prevents displacement, promoting the appropriation of public space and encouraging a more integrated and fluid relationship with the urban environment.
Donceles has a distinctive architectural identity, with a self-construction framework that reflects the adaptability and resilience of its inhabitants. In this context, the project seeks to encourage the active participation of the community, creating public spaces that serve as meeting centers and promoting development that breaks the boundary of private property. Thus, Donceles is consolidated as a space for neighborhood encounter and collaboration.
Social Inclusion and Appropriation of Public Space: The regeneration model seeks to make the line of private property less evident and to motivate the participation of residents in new scenarios that give new life to the neighborhood. The creation of meeting spaces and common areas reduces isolation and fosters a sense of belonging, allowing for natural interaction between Donceles and its surrounding areas.
Long-Term Comprehensive Transformation: The urban acupuncture intervention is part of a comprehensive transformation strategy. By developing specific projects on specific lands, an orderly growth is generated that positively impacts the environment and the social and economic dynamics of Donceles, aiming at a definitive improvement in the living conditions of its inhabitants.
Productive and Sustainable City Model: The Donceles Buildings project aims to consolidate a neighborhood that is an active part of an inclusive, productive and sustainable city. With an approach that involves environmental, urban and social aspects, the intervention promotes an urban space that raises the quality of life and, at the same time, promotes a more cohesive and equitable city.
The Donceles neighborhood, through this urban regeneration strategy, becomes a model of intervention that promotes social cohesion and the recovery of urban spaces in an inclusive and sustainable way. This project seeks to consolidate an active and participatory community, with public spaces that invite interaction and strengthen the social fabric, providing a vision of orderly and sustainable growth for a more equitable and connected city.
